Proposal to change minimum road width to 20 feet for roads serving three or more dwellings.

History:

      The 1997 Zoning Ordinance currently requires that roads serving one or two dwelling units be 15 feet wide.  For three or more units, the roads must meet the standards specified in the Town's current subdivision regulations.  These regulations require a 24 foot wide road.  If an applicant is actually building a subdivision, the Planning Board is granted the authority to vary the width and the Planning Board has commonly reduced the width to 20 feet to preserve a rural atmosphere.  The Planning Board does not have the authority to reduce the width if an applicant has not applied for a subdivision.  Current professional planning recommendations are for a 20 foot wide road.  This proposal would reduce the required width from 24 feet to 20 feet.

      This change was proposed by the Limington Code Enforcement Officer (CEO), Freeman Abbott.

I feel that people should vote YES because there is rarely a need for a 24 foot wide road for personal use.  A 20 foot wide road is visually more appealing and should be plenty to meet the access needs for fire and rescue.
